How Are Florida Property Taxes Calculated?
Property tax is calculated using a simple formula:
Assessed Value × Millage Rate = Total Property Tax
Assessed Value: Determined by the municipal Manatee Property Appraiser after applying caps and exemptions. Millage Rate: A tax rate set by various local taxing authorities (municipality, city, school district, etc.).
While you have little control over the tax rate in the short term (we will discuss this in more detail in a future article), you can ensure that your property’s assessed value accurately reflects its fair and legal valuation.
Example: A property in Longboat Key with an assessed value of $2,000,000 for 2025 and a total tax rate of 14.912% will generate $29,824 in property taxes, payable on March 31, 2026.

What is a Conservation Easement?
A conservation easement—also known as a partial property interest—involves acquiring only those rights necessary for conservation purposes (e.g., development rights and rights to alter land use). Further information regarding conservation easements and their benefits can be found at this link. The program encompasses both fee simple ownership (full ownership) and the acquisition of conservation easements. Fee simple ownership transfers unrestricted title to the property to a new legal owner.
ELMAC guidelines consider the following aspects, among others, when granting agricultural easements:
Soil quality for agriculture: primary, unique, local, or national importance.
Economic viability: acreage, on-farm agricultural infrastructure, and proximity to off-farm agricultural infrastructure (e.g., markets).
Compatibility with surrounding land use.
Development pressure: proximity to utility lines, land-use plans, and residential areas.
Proximity to other agricultural lands or nature reserves, or to ecological corridors/green spaces.
Enhancement or preservation of wildlife habitats, air and water quality, hydrology, groundwater recharge, and landscape, historical, and cultural features.
Who qualifies for the Manatee County Homestead Exemption?
To qualify for the primary residence property tax exemption for the current tax year, you must own the property and use it as your primary residence on January 1st. If you purchase the property and move in after January 1st, you generally must wait until January 1st of the following year to qualify.
Only one primary residence property tax exemption is allowed per person or couple. In the case of joint ownership, the application must be made in the name of the person who uses the property as their primary residence. If the property is owned by a trust, limited liability company, or other legal entity, please contact the Manatee County Property Appraiser’s Office to ensure the correct person is named as the exemption applicant.
Renting out part of your property does not automatically disqualify you from the exemption; however, commercial use or extensive renting may affect your eligibility. If you have questions, consult a Manatee property appraiser before renting out a large portion of your home or using it exclusively for commercial purposes.
How much you can save
In Manatee County FL Property Search, property tax relief is divided into two tiers, with a maximum limit of $50,000:
- The first $25,000 reduces the total property tax amount, including school taxes.
- The second tier, also capped at $25,000, applies only to non-school taxes on the portion of the assessed value between $50,000 and $75,000.
The following example is based on a hypothetical combined local tax rate:
- Property value: US$ 300,000
- Homestead exemption: US$ 50,000
- Taxable value (excluding school tax): US$ 300,000 − US$ 50,000 = US$ 250,000
- With a combined rate of 0.018%, the estimated savings from the US$ 50,000 exemption would be US$ 50,000 × 0.018 = US$ 900 per year.
Note that the second tier of the exemption (US$ 25,000) does not reduce school taxes. For an accurate estimate, apply the local tax rates (school tax and other taxes) to the corresponding exemption amounts. Your actual savings will depend on the tax rates applicable in Manatee County Property Appraiser for the year in question.
